1920’s Highland Park all Brick Flat Roof | Single Story
1508 Hull Avenue | Des Moines, IA
About the Project
1508 Hull Ave was one of those properties that we knew would be a hit. We knew we needed a true master suite and an open kitchen, AND we wanted to find a way to preserve all the original charm. To keep the charm, we saved the trim, floors, fireplace, and doors which all told a beautiful story. The home is over 2000 square feet on the main floor, so we knew we had the space to make it all work.
The Backstory
I was approached by another agent in town to purchase this property. I was honored to get the call. She had deep ties to the family selling this home. The family wanted to find a “home flipper” that would not just slap a coat of paint and make a buck so to speak. They wanted someone who truly cared and was passionate about the home. With that in mind, I shared my plan with them and even offered insight on our projected costs and profits on the project. I’d like to think it helped the family take my offer compared to others.
Side Note - This is very analogous to so much of the psyche that buyers and sellers experience. I say often that my job is to create the highest and best value for them. This “value” is often interpreted in monetary terms only. I’d say part of my job as a Realtor is helping to provide that clarity on what is “valuable” for each and every client on each and every transaction. For these sellers, the value was not derived only by the proceeds check from the sale but also by the future intent of the home.
