This Union Park project is an instant classic. In a world of “gut and replace,” this renovation is a labor of love dedicated to preserving the soul of a true Craftsman masterpiece.

From the outset, our mission was clear: respect the incredible history within these walls. The home featured "tons and tons" of original woodwork, from the ornate baseboards and casings to the intricate window trims and timeless built-ins. The stairs and doors weren't just functional; they were gorgeous artifacts of a bygone era.

However, the home’s 2-bedroom, 1-bath layout and single-car garage no longer served the needs of a modern family. The challenge was adding a true primary suite, a third bedroom, a second upstairs bathroom, and a dedicated laundry room without ruining the home’s profile. We realized that extending to the side would look like a clunky afterthought. To maintain the home’s integrity, the only way to go was up.

By carefully "blowing off the roof," we were able to tuck modern amenities into a seamless second-story addition. We didn't stop there; we expanded the garage to accommodate two cars, widened the front porch for that quintessential Craftsman curb appeal, and added a covered back deck for year-round entertaining.

The result is a transformation that feels inevitable. Despite the massive increase in square footage and utility, the new elevation looks as though it has always been there. We’ve successfully bridged the gap between historic preservation and modern luxury, ensuring this Craftsman remains a neighborhood crown jewel for another century.

Pre-Qualified Savings

We secured Invest DSM financing and Tax Abatement eligibility for this project, delivering substantial financial incentives to the new owner.

Fun fact — this home’s pedigree is so distinct that Bob Yapp, the legendary "This Old House" expert, once personally worked on the restoration of its windows.

Architecture + Design

Before we pick up a crowbar, hammer, or saw, we put our architect and design teams to work. From initial sketches to detailed elevations, floor plans, and renderings, our team collaborates on documents that inform every step of the renovation process.

Explore the elevations, floor plans, and renderings that enabled our tradespeople to transform this property.

Elevations

Our elevations bring out the home's original beauty while refreshing the exterior with modern materials and techniques. The home stays true to its historic charm, while feeling polished and timeless.

Floor Plans

We reimagine the interior of the home, balancing its original character with the expectations and lifestyles of today’s homeowners. We bring out the potential for each living space in ways that optimize livability and structural integrity, while respecting affordability.

Architectural Renderings

Our design team added the final touches to the renderings. Their photorealistic visuals instructed our tradespeople in the proper treatment of proportions, lighting, fixtures, cabinetry, appliances, materials, floorings, window treatments, and textures.
